How buying works here.
Accompanied viewings, written offers, and straight answers about chains and surveys. No lockboxes, no pressure.
Three steps to an offer.
- 01
View with an agent
Eleanor or Thomas accompanies every viewing and tells you what the photos hide — the road noise, the damp corner, the neighbour's extension plans.
- 02
Offer in writing
We put your offer with your position, chain, mortgage status, and timescales. Sellers choose on facts, not just figures.
- 03
Survey and solicitor
We introduce an independent surveyor and solicitor, chase the chain weekly, and stay until exchange — and after it.
Open houses
Can't make those times? Call (01225) 555 0148 and an agent will arrange a private viewing.
Sample open-house dates. Viewings are enquiries the office confirms.
A buyer's checklist.
- Know your chain position
- A buyer with a sale agreed, a mortgage in principle, and a solicitor instructed beats a higher offer without them.
- Budget for the survey
- Older Bath stone hides things. An independent Level 2 or 3 survey pays for itself — we can introduce a surveyor.
- Check the area twice
- Visit the street at night and in the rain. Read the area guides, then walk them.
- Keep funds honest
- Tell us your true ceiling early. We will tell you when a house is not worth it.
Do I pay you anything as a buyer?
No. The seller instructs and pays us. Buyers pay nothing for viewings, offers, or advice.
How fast do Bath houses sell?
As a sample, our median last year was 31 days to offer. Replace with your own figures — and a good chain still takes twelve to sixteen weeks to exchange.
Will you tell me if a house is overpriced?
Yes, and we have talked buyers out of houses. A buyer who trusts us sends us their friends.
